Sandeman House is a spacious Victorian town-house dating from 1860 a mile or two (20 minutes walk or 5 - 10 mins by bus) from the centre of Edinburgh, and just around the corner from the many good restaurants, cafés, pubs and shops in the residential neighbourhood of Bruntsfield / Morningside.

Joyce and Neil Sandeman have been welcoming guests for bed and breakfast here for many years. They both know Edinburgh extremely well and are always happy to advise about what to visit and see. This is their family home and the atmosphere is warm, relaxed and friendly, with lots of interesting objects and pictures, and cosy bedrooms with crisp white hand-pressed bed linen.

You are welcome to relax in the Sitting Room which has large deep sofas and a fire.

Breakfast is served in the breakfast room which has a door out onto Neil and Joyce's garden.

There's a choice of cooked Scottish breakfast, toast, cereals, porridge, tea and coffee, fresh fruit salad and home made preserves.

Prices per person per night based on two people sharing a room, and including breakfast:

Double or Twin Room £35 - £50
Single occupancy £50 - £60

(There may be price reductions for longer stays, especially off-peak. Please ask.)

Cancellation policy: The first night deposit is non-refundable if you cancel within one month of arrival.
